Carmel Valley is a newer, master-planned community that has matured into a place where people can live, work, and play. Families with children are attracted by the large houses and award-winning schools.
Just east of Del Mar, this executive community is ranked #4 in San Diego County for livability because of its stable housing market and low crime rates. Area amenities and easy access to much of San Diego County make the commercial center of Carmel Valley ideal for corporate offices, hotels, shopping, and restaurants. There is close, convenient, and easy access to the I-5, I-805, and 56 freeways.
Recreational options include many neighborhood parks, a community recreation center, athletic clubs, golf, and the nearby beaches at Torrey Pines and Del Mar. There are two elementary school districts within the area’s boundaries, Del Mar Union School District and Solana Beach Elementary School District.
The San Dieguito Union High School District encompasses Carmel Valley Middle School, Pacific Trails Middle School, Canyon Crest Academy, and Torrey Pines High School. Private schools in Carmel Valley include Notre Dame Academy, Cathedral Catholic High School, and the San Diego Jewish Academy.

The prestigious Torrey Pines Golf Course and the Torrey Pines State Reserve are close by. The Pacific Ocean is just minutes away – swimming, surfing, hiking, and beach activities are plentiful. Commuter train service is available from the Sorrento Valley station that’s a couple of miles to the south.

SANTA FE SUMMIT, PROMONTORY, SANTA BARBARA, VISTA SANTA BARBARA
The homes in these neighborhoods were crafted by Pardee Homes San Diego Division and delivery of the first Santa Fe Summit was in early 1991. The area has a total of 596 homes with the Summit having 187 homes, Promontory 190, Santa Barbara and Vista Santa Barbara having 182 homes. PACIFIC HIGHLANDS RANCH
The community of Pacific Highlands Ranch encompasses nearly 2,652 acres with a projected maximum number of dwelling units of 5,182 homes. Conservation of the Multiple Habitat Preservation Area is the foundation for the area, preserving open space and encouraging wildlife movement. The preservation area constitutes 1,275 acres (48%) of the community. The Pacific Highlands Ranch Community Center has a swimming pool, children’s pool/water park, gym, and clubhouse.
TORREY DEL MAR & VICINITY
Although located in the 92130 zip code, Torrey Del Mar and Vicinity is part of a larger development called Torrey Highlands in the 92129 zip code. Residents attend Poway School District. The most exclusive community in Torrey Del Mar and Vicinity is Fairbanks Highlands, a gated and beautifully landscaped community known for being safe and neighborly. Collins Ranch is also gated.
The first homes were built in Torrey Hills in 1995 and the total number of single-family attached and detached homes has grown to approximately 1,758 homes. At the heart of the community is a neighborhood park with a very active recreational program for families.
